Boston, MA
The TRACK at new balance is a 485,000 square foot multi-purpose athletic facility focused on accommodating sports and athletes of all ages and levels to further advance competitive sports. This integral piece of the Boston Landing development features a state-of-the-art hydraulically actuated track that can stage various indoor track and field events with space for up to 5,000 spectators. Extensive training areas, medical offices, and a live music entertainment venue for about 3,500 people are located within the building. Street level retail opportunities exist along both Life Street and Guest Street while an internal garage provides parking for the development.
As the lead Civil Engineer and local permitting liaison, Beals led extensive and complex stormwater management planning and utility phasing during the design efforts to ensure a cohesive fit with the other elements of the Boston Landing development. As the project progressed into the permitting stages, coordination with Boston Water and Sewer, and the City of Boston Public Improvements Commission was required for full project approval.

The Beauport Hotel in Gloucester, Massachusetts transformed a historic seaside property into a modern boutique hotel with references to the original marine industrial building that formerly occupied the site. Offering hotel accommodations, wedding event services, and conference space, this project reinvigorated a piece of the Gloucester Harbor coastline. In addition to carefully engineering a creative and effective site plan and design, Beals Associates, Inc. worked with regulatory officials at the local, state, and federal levels to guide the project through a complex permitting process.

The warehouse distribution facility currently under construction in Plainville, MA features a 662,500 square foot footprint and is being built on a speculative basis for a future tenant. Beals Associates, Inc was tasked with planning, designing, and permitting the facility within a site previously occupied by a horse track. Through clever engineering design tactics, efficient planning techniques, and a focus on environmental sustainability, Beals successfully advocated for the development in front of various jurisdictional boards and commissions at the local, state, and federal levels on behalf of the project ownership.

Master Planning for the Arsenal on the Charles campus began with a large team of talented consultants and the goal of turning a former military arsenal and materials testing laboratory into a modern corporate headquarters for a tech based company. Beals Associates, Inc. joined the team to provide overall project management, master planning and real estate advisory services for the 29-acre campus in Watertown, Massachusetts. Our work also included coordination with the Massachusetts Historical Commission, Army Corps of Engineers and the Town of Watertown to ensure the planning of this historic property aligned with all stakeholder interests. The combined efforts of this initial team culminated in the approval of the Master Plan by the athenahealth Board of Directors.

Winning Farm of Winchester is an active adult community developed on a parcel of land that had a long history with the Town of Winchester. Prior project proposals had either failed through permitting or stalled prior to construction. Bonvie Homes became interested in the property and retained Beals Associates to assist through a Town Meeting vote to obtain a developer’s agreement. Upon approval at Town Meeting, Beals then worked through design and permitting with the relevant boards and commissions within the Town of Winchester. All approvals were obtained within a compressed timeframe and the project represents a successful collaboration between Bonvie Homes and Beals Associates, Inc.

In August 2022, Thermo Fisher Scientific opened the doors to its nearly 290,000 square foot life sciences manufacturing facility intended to meet rising demand for the development and manufacturing of gene therapies and vaccines. The state-of-the-art viral vector plant is one of the largest in the region featuring various lab spaces contained within a sustainably designed warehouse structure and overall site plan.
Beals Associates, Inc. was retained by the project developer as the civil engineer and tasked with designing a site compliant with all local, state, and federal regulations while meeting all requests by the client as well as officials and residents from the Town of Plainville. As the lead development advocate, Beals continued their efforts through the permitting processes to ensure all approvals were obtained prior to construction from each applicable regulator within the Town of Plainville and the Commonwealth of Massachusetts.

Construction is ongoing at Centech Park, a flexible industrial campus in Shrewsbury, MA featuring two warehouse distribution facilities totaling approximately 100,000 square feet and 200,000 square feet, respectively. The warehouse buildings are currently being built on a speculative basis featuring truck loading docks, trailer spaces, and vehicular parking. Beals Associates, Inc. has led the charge on site design and civil engineering, which included maximizing the economic value of the property while maintaining an effort to plan an environmentally-sensitive development in a location encompassed by natural resource areas. On behalf of the project ownership, Beals worked closely with officials from the Town of Shrewsbury and Commonwealth of Massachusetts to secure all permits required for construction.

The Groton Hill Music Center opened in 2022 as the new home for the Groton Hill Music organization founded in 1985. The 126,000 square foot facility features 35 studio classrooms, 2 performance halls, and multi-use spaces is located on a 110-acre agricultural haven and will help further advance the organization’s mission to “share the transformative power of music, through teaching and performing”. Beals Associates, Inc. joined a project team featuring the architectural firm, Epstein Joslin Architects to bring this landmark project in Groton, MA to life. Following a due diligence period of understanding the property, the local environment, and the local regulations while maintaining constant contact with the developer and project owner, Beals provided full site design and permitting services for approval of the facility.

The Syncarpha Solar Facility in Northbridge, MA is a community solar project that went online in 2021 and features ground mounted solar panels generating over 10 megawatts of AC-rated power on a yearly basis. Constructed over the course of two phases across 148-acres, Syncarpha Capital retained Beals Associates, Inc. for the site design, engineering, and permitting efforts required for the entire development. Utilizing the existing landscape to the greatest extent possible was a significant aspect to the overall design which incorporates low-impact engineering techniques with the beneficial factor of green energy.

Boston Landing is a large-scale multi-use redevelopment in the Brighton neighborhood of Boston featuring over 1,500,000 square feet of commercial, office, residential and sports complex uses. A vision by New Balance and their development partners has resulted in the construction and opening of the New Balance World HQ, the Boston Bruins’ Warrior Ice Area, the Boston Celtics’ The Auerbach Center, the residential Lantera at Boston Landing building, the TRACK at new balance, and a new commuter rail stop operated by the MBTA. Joined in part by Elkus Manfredi Architects and John Moriarty & Associates, among others, Beals Associates, Inc. served as the lead Civil Engineer and local permitting liaison. Beals faced complex engineering challenges throughout the multi-phased process which included the design of extensive stormwater management systems, utility installations, underground parking facilities, and road network interconnectivity.
