Pat Connolly has years of experience in land evaluation and planning, urban design, permitting, and project management. As the Director of Land Planning and Urban Design, Mr. Connolly employs his diverse set of skills and education as the utility player within the firm. Pat works with clients and stakeholders early on to define and reconcile success for each project to minimize confrontation later in the permitting process. Working as part of a multi-disciplinary team, Pat excels at combining disparate pieces of information and design ideas into a cohesive project that a wide array of stakeholders can support. Pat not only provides clients an easy transition from planning to engineering to permitting but also presents a consistent face to regulators and the community that improves trust and buy-in that is critical to any project.
Recently, Pat paused his career at Beals Associates to earn a Master of City Planning from the University of Pennsylvania where he concentrated in Urban Design and earned a Certificate of Real Estate Design and Development. Now, Mr. Connolly blends his years of real-world experience with progressive design thinking to ensure the utility of each project site – however it may be defined – is maximized. The best designs incorporate the history of the site, improve upon current conditions, and complement future plans and goals. No project is alike and that is how Pat likes it.
Over the years, Pat has evaluated and planned parcels of land ranging from 2 acres to over 200 acres. Pat has experience permitting projects in front of many local boards and has been involved in state and federal permitting of larger projects. A specialty of Mr. Connolly’s is researching, planning, and writing Property Evaluations and Feasibility Studies that summarize the (re)development potential of a piece of land, as well as the regulatory constraints, infrastructure impacts, and construction cost estimates. These reports not only inform landowners about their property, but also are commonly used as marketing material by real estate professionals.
Pat attended Colgate University where he earned a Bachelor of Arts degree in Geography with a minor in Geology. After graduating from Colgate, Pat and several friends converted a retired school bus into a mobile home and traveled across the US for a summer interviewing and filming local musicians. Overall, Pat is interested in real estate development, urban planning and design, equitable place-making, and resiliency (in all definitions of the word).
Devin Howe

Since joining Beals Associates, Inc., Matthew Costa has been an instrumental part of the firm’s team. Matthew has worked on an abundance of diverse projects in the eastern Massachusetts area. His engineering expertise has provided him with the ability to offer both clients and project teams results that lead to successful projects. Matthew has the ability and experience to work on various aspects of projects including field surveying, design, permitting and project presentations.
Before working at Beals Associates, Inc., Matthew worked as a Field Engineer for Cashman Dredging & Marine Construction for three years where he had the opportunity to work on a multitude of projects across the country such as dredging for gold in Alaska, building beaches in Florida and along the East Coast, and removing contaminated material from the Hudson River in New York.
Matthew attended Wentworth Institute of Technology where he received a Bachelor Degree in Civil Engineering Technology and is a LEED Green Associate.
Benjamin Enos
Benjamin Enos is a junior level civil engineer who recently graduated from the University of New Hampshire. His college experience has provided him with a background in the various subfields of civil engineering including hydrology, structural design and soil mechanics.
At Beals Associates, Inc. Ben is a Project Engineer involved in research and design development of various projects. Ben works with the staff at Beals Associates to provide design assistance and computer modeling using various software programs. Ben also provides initial site feasibility research through reviews of zoning and other regulatory data. Prior to joining Beals Associates, Inc. Ben worked toward receiving his undergraduate degree and completed research involving strength testing for an innovative mix design and process of 3D Printing concrete with D-Shape Enterprises L.L.C. His research consisted of testing alterations of the proprietary mix design with Portland Cement Concrete and combinations of the two mixes using ASTM testing methods.
Ben attended the University of New Hampshire where he earned a Bachelor of Science degree in Civil Engineering in the spring of 2018. Ben is continuing his education under the direction of professional engineers at Beals Associates, Inc. and working toward obtaining his professional engineering licensure.
Bryan Sutherlin
Bryan Sutherlin is a recent graduate of Boston University. His college experience has provided him with an understanding of the real estate market, the development of residential and commercial properties, and catering to the specific needs of each individual project.
At Beals Associates, Inc. Bryan joins the Technical Staff and is involved in the research, planning, and drafting of Property Evaluations and Feasibility Studies for a wide scope of projects. Prior to joining Beals Associates, Inc., Bryan was an intern at John Moriarty and Associates and gained valuable knowledge and hands-on experience of the design, development, and overall construction process of a large-scale commercial property.
Bryan attended Boston University where he earned a Bachelor of Science in Business Administration degree, with a major in Marketing and minor in Real Estate in the spring of 2019. He is committed to continuing his education of urban planning and real estate development under the direction of Beals Associates, Inc.
Graham Fay
Graham Fay is a junior level civil engineer who before working at Beals Associates, Inc., worked for TEC, Inc. for two years as a project engineer. During his time there he gained valuable experience and developed his career while working on a variety of projects throughout Massachusetts and New Hampshire alongside several professional engineers.
At Beals Associates, Inc. Graham is a Project Engineer involved in design development and permitting process for various projects. Graham uses a variety of computer modeling software to provide detailed site plans and site analyses, as well as site development graphics.
Graham attended The University of New Hampshire where he obtained a Bachelor of Science Degree in Civil Engineering in 2018 and is working toward obtaining his professional engineering licensure.
MARTIN CAYNE YACKEL
Martin Cayne Yackel is a junior level engineer who recently graduated from Florida Gulf Coast University with a degree in Civil Engineering. Martin joined Beals Associates in December 2020 and is involved in design development.
YAMARIS TERRERO MARTINEZ
Yamaris Terrero Martinez is an Environmental engineer who graduated from the Worcester Polytechnic Institute. Her college experience has provided her with a background in the various subfields of Civil/Environmental engineering including hydrology, land use development and controls, water and
wastewater treatment, and hazardous & industrial waste management.
At Beals Associates, Inc. Yamaris is a Project Engineer involved in research and design development of various projects. Yamaris works with the staff at Beals Associates to provide design assistance and computer modeling using various software programs. Yamaris also provides initial site feasibility research through reviews of zoning and other regulatory data.
Prior to joining Beals Associates, Inc. Yamaris worked as the Civil Engineer for Oxford, MA and gained valuable knowledge and hands-on experience of the design, development, and overall construction process ensuring that roadways or commercial buildings were being designed and kept up to code. She also reviewed stormwater plans for the planning board and Conservation Commission.
Yamaris attended Worcester Polytechnic Institute where she earned a Bachelor of Science degree in Environmental Engineering in the spring of 2018.
